The Evendale Community Improvement Corporation (CIC) engaged the Saint Francis Group to provide development and marketing strategies for sixteen Village of Evendale owned properties. Saint Francis Group employed a four step approach composed of the following: (1) detailed property assessments; (2) detailed market & research analysis; (3) determining the highest & best uses for the properties; and (4) establishment of strategies. Services included analysis and updating of Evendale’s Comprehensive Master Plan in relation to the properties as well as facilitating meetings and discussions with the CIC, Village staff, key stakeholders, adjacent property owners, real estate brokers & developers, and potential end users. CIC has recently re-engaged us to implement the marketing & development plans.

20 Acre Mixed-Use Development & TIF Analysis; Springdale, OH
Saint Francis Group was engaged to formulate and implement a strategy for a 16 acre parcel and a 5 acre parcel consisting of undeveloped property owned by a family office. As a result, Saint Francis Group has successfully provided the following services on behalf of the client: (a) oversaw mediation and restructuring of ownership entity removing various owners; (b) comprehensive title analysis associated with real estate; (c) complex TIF analysis; (d) legal documentation review; (e) site & market assessment; (f) preliminary market research; (g) marketing of property; (h) property valuation; (i) financial analysis; (j) conducted and facilitated focus meetings with city staff, adjacent property owners, community groups, real estate brokers & developers, and potential end users; and (k) concept plans oversight. Presently, Saint Francis Group facilitated an agreement with a national developer to construct two spec industrial/office buildings on the property.
34 Acres Mixed Use Development; Mason, OH
Saint Francis Group was retained to manage, develop, and monetize 34 undeveloped acres nearby a major commercial and entertainment corridor for a private investment group. Saint Francis Group facilitated the sale of the rear 20.3 acres to Sinclair Community College in July 2012. Currently Saint Francis Group is implementing a retail marketing & development plan for the remaining 13.5 acres.
Market Feasibility Report; Cincinnati, OH
At the behest of the Roselawn Neighborhood Community Council, the City of Cincinnati Department of Trade and Development hired Saint Francis Group in 2014 to perform a market feasibility analysis of the Roselawn Neighborhood Business District. Saint Francis Group spent months working with a steering committee comprised of representatives from the neighborhood council, Roselawn Business Alliance, Port Authority, and city staff. In November 2014, Saint Francis Group presented its findings to the neighborhood and city and published the Market Feasibility Report. The purpose of the report and the overall process was not only to reveal what is currently feasible in the marketplace, but also to outline the highest and best use for key parcels and outline a tangible process by which the neighborhood can achieve its goals.
